National Discount Retailer

Background:

Our Client was seeking to implement proactive measures to solidify its store base while simultaneously reducing real estate occupancy costs. In 2009, Excess Space was retained to manage one-third of the properties in the program. The other two-thirds of the program sites were split between two other national service providers. Excess Space significantly outperformed the other service providers. In 2010, Excess Space was awarded the entire project and has been this Client’s sole service provider regarding lease restructuring ever since. This ongoing initiative has become an integral part of the Client’s overall real estate strategy with savings well into the hundreds of millions.

Completed Lease Restructurings:  4,096 transactions

Average Building Size:  Approximately 9,000 sq. ft.

Total Savings:  $111,826,358
