Real Estate Disposition

For retailers is the foundation of our business and has been our core expertise for more than 29 years. We exclusively represent more retail real estate, both leasehold and fee simple, annually throughout the US and Canada than most of our competitors combined and historically our rate of disposition is 2 to 4 times faster! Our experience includes disposition projects of all sizes and property types that arise as a result of M&A activity, underperforming locations, relocations, downsizings, change in prototype or availability of adjacent land or buildings.

Lease Restructuring

Inclusive of lease renewal services, obtained through rent reductions and lease modifications, enables us to further assist our clients in mitigating leasehold exposure. These programs require more information, time and resources than ever before and have become critically important as retailers are constantly facing economic and competitive pressures, as well as an on-going need to control expenses. We have worked on projects of varying degrees, from simply improving a client’s bottom line, to the very complex solutions geared towards avoiding a client’s potential bankruptcy.

Real Estate Valuation

Is an area for which we are highly recognized. We utilize our relationships with more than 550 brokerage firms nationally to provide superior due diligence in advance of disposition, restructuring and renewal. Our broker network is the largest in the US and Canada specifically geared towards this process. Furthermore, we evaluate each client’s portfolio, including the review of any real estate under consideration for acquisition, thereby valuing the real estate and identifying candidates for disposition, restructuring and renewal. This allows our clients to further maximize the value of their real estate at all levels.
